The property is set in its own large garden with a variety of shrubs and trees surrounding it. There is an extensive patio area made of slate crazy paving and garden furniture is provided to allow you to enjoy the beautiful, tranquil setting. A large, elevated games room and decking area offer marvellous views to St Mawes and Falmouth. Sitting up there on the deck and enjoying a drink, is a taste of heaven! The area around 'Helford Point' is one of outstanding natural beauty and has excellent coastal walks. A footpath close to the house leads directly to Prisk Beach and to Mawnan Church. The attractive village of Mawnan Smith, less than a mile away, offers a variety of shops, doctor's surgery, post office, an Italian Restaurant and an attractive thatched inn. The beautiful gardens of Trebah and Glendurgan are a short distance away, as is the Helford Passage, where boats can be hired or a foot ferry ride taken to Helford Village. Budock Vean golf course (9 hole) and Falmouth Golf Course (18 Hole) are also near by. Falmouth, the home of the new National Maritime Museum, Truro and Helston are all easily accessible.

South facing picture windows with panoramic sea views. There are two sofas, a coffee table and chairs to seat eight guests. This room also has a television, video player, stereo radio and bookcases with an extensive collection of books and magazines.

Games Room: A special feature of the property is a large, elevated games room with table tennis table, TV (with FreeView) and video player. Outside decking above a detached garage with marvellous, panoramic sea views towards Falmouth and beyond. There is also a utility room with washing machine, tumble dryer, fridge and W.C.
