Manor Holding is a Jacobean small holding of 5 acres of wild flora pasture and orchards in the scattered hamlet of Kingswood. Traces of the kings’ moated hunting lodge can be seen in a nearby field. Rustic seclusion is the characteristic that strikes most people first about the cottage, as it is located 100m off a rough forest track (max recommended speed 10mph), half a kilometre from the nearest country lane. Once here visitors immediately notice the old world charm of the crooked timber frame, leaning walls and low ceilings. The cottage is naturally warm and full of sunlight, this being enhanced by white painted walls, pale terracotta ground floor and invisible under-floor heating. It is south facing with a sheltered front garden of remarkable fertility. The cottage has two bedrooms and bathroom at first floor, and 3 rooms plus hall, downstairs. It has been restored using appropriate materials such as earth daub, lime plaster and green oak, to regain much of it’s original character, and has an inglenook and old stone bread oven (not in current use). The farm yard, terminus of the drive, is on the north side of the cottage. It is surrounded by a ruined stone and brick pig sty, a small converted barn not currently let, a high hedge bank and a stone outhouse undergoing renovation and scullery leading off the east gable of the cottage.

Kitchen

The heart of the cottage, bright and well lit with 6 windows in total, on three sides of the room. It over looks both the south facing garden and the parking and arrival yard to the north. The kitchen is the largest room in the house measuring 5x4m to back of inglenook. It is floored in practical but warm coloured pale terracotta tiles helping the permanently active underfloor central heating to be most effective. It has gas double oven/4 burners. Microwave, toaster, dining table/chairs + 2 sofas. Off the kitchen a separate sound proofed scullery/laundry room houses a large double sink and ample drainers, with washing machine, drier, fridge, freezer and gas boiler.

Other Rooms

TV room/ tudy. This south facing room previously known as "The Dairy" houses a card table, sofa and very comfortable cane rocking chair. It can on request be converted to downstairs single bedroom for those unable to manage stairs. The barn is not currently available for letting. Cycle storage is available free in the lockable garden shed on request.
