Joystan is a family run selfcatering establishment. We have kept the bed and breakfast website which is presently being altered. You can contact me if it has not been updated yet for photo's and pricing. Joystan has run as a bed and breakfast for last 3/4 years and recently refurbished for selfcatering. Entrance is via the gate which leads into the patio garden that has table and chairs. French doors lead into dining/lounge/kitchen which goes through to hallway with stairs up to the two bedrooms. We are walking distance for Chichester canal which has a footpath leading to Chichester town centre, where you have the Festival theatre, Catherdral, Museum, Saturday and Wednesday market and loads of shops. Five minutes up the road there is a weekly boot sale. Which I recommend. We are ideally situated for Goodwood Festival of speed, Revival, Golf course, horse racing and much more. You have Bognor Regis, Selsey Bill, Pagham nature reserve. Arundel is about 10 miles away which has the historic castle, Catherdral, wildfowl reserve, plenty of antique shops. Southampton and historic Portsmouth is just down the road. Hayling Island and Emsworth is close there are many more places to list; Worthing, Littlehampton, Brighton, Midhurst, Petworth.

High quality fitted kitchen with hob, oven, fridge, microwave, toaster, kettle, wok, baking tins. Which leads into lounge.
Living Room
The lounge is fully carpeted and has fireplace, comfortable settee and two relaxing chairs. Television with freeview and a dvd. There is a dining table and chairs. Plenty of games to play; dominoes, scrabble, snakes and ladders, connect four and many more.
